The Colorado housing market is cut-throat, and like plenty of places, there are more people looking for a home than there are homes to purchase in this growing state.


If you’re looking for a place in the city, there are some things you want to take into consideration when you start your search.

4 tips for buying a house in Colorado


1. Know your budget and your options. The first step is knowing what you can afford. This means taking some time to pull your money together and taking a hard look at your finances. Be realistic with how much house you can pay for and know the options when it comes to a first home, a down payment, or a foreclosure home.


2. Strive for pre-approval. Take the time to get pre-approved. Pre-approval doesn’t mean purchasing a house is a sure thing, but looking at places before having full pre-approval is silly. Once you’re pre-approved, you know how much a bank will loan you and how much you may need for a down payment, too.


3. Buy based on your career. In Colorado, there are plenty of neighborhoods, so you can and should be discerning when it comes to where you purchase a place. Select a neighborhood based on your current career or future career path.
